The project will be constructed in the Humboldt neighborhood, which is located in northeast Portland, Oregon. In this project, the existing building will be demolished and a four-storey building will be constructed that will accommodate 88 housing units and commercial spaces for rent and for sale. This is an opportunity to invest in a high-demand developing segment – micro units – rental apartments designed for young people seeking affordable rents. The accelerated development of the Humboldt neighborhood, the expected continuing influx of young people to it and the 25,000 students attending colleges in the vicinity, make these micro units particularly attractive. These are furnished apartments that include storage spaces, balconies (in some of the units), a laundry room on each floor, 100 parking places for bicycles, a common lobby and a BBQ area. The tenants will also enjoy two rooftops overlooking the city and the commercial spaces on the ground floor.

Major corporations with offices in Portland include the computer giant Intel, the Nike sports company and Boeing Aircraft and, due to its proximity to San Francisco and Silicon Valley, Portland has become a start-up incubator. Over this past year, about 48,000 new jobs have been created in Portland. Thanks to the efficient and extensive public transportation, residents of Portland enjoy fast and easy access to the employment and entertainment areas around the city. Portland has also been dubbed the most bicycle-friendly city in the United States. In 2015, Portland also won First Place in the ranking of the greenest cities in the United States, thanks to Forest Park, the largest municipal park in the United States.

About the developer

This is Hagshama Fund’s second project in cooperation with Koz Development, which is headed by CPA Cathy Reines. Koz Development specializes in developing micro unit projects and student dormitories, and is one of the pioneer companies in this segment. The company’s operations currently focus on the American West Coast, in Portland, Oregon and in the cities of Seattle and Everett in Washington State. Recently, Koz Development completed a major project in Seattle, including 120 housing units, and has ten additional projects currently underway.
